AI for Builders and Construction Firms: What Is Actually Worth It

Search for AI in construction and you get drone surveys, BIM integration and predictive maintenance on plant you do not own. All of it aimed at firms with a project office and a finance director.

If you are running six jobs, three vans and a WhatsApp group, none of that helps you on Monday morning.

So here is the version for the firms that actually make up the industry.

The quote is nearly always the bottleneck

Almost every builder I speak to has the same shape of week. Days on site, evenings answering people, and the quotes get written on a Sunday because that is the only time it goes quiet.

By then the job is four days old. And in a trade where three firms are quoting the same work, the one that gets back first wins a lot more often than the one who was most competitive.

This is the single highest value thing to fix in a construction business, and it is not glamorous. You already have the prices in your head and a format you use. Getting that out of your head and into something that assembles the quote from the measurements and job notes you already collect turns a Sunday evening into ten minutes on site.

It does not price the job for you. You still decide the number. It writes it up.

Variations, and the money you never billed

The second thing, and the one that quietly costs the most.

The client asks for something extra on a Tuesday. You say yes because you are stood there and it is easier than a conversation. Nobody writes it down. Three months later you are trying to remember whether that was in the original price and whether you ever agreed a figure.

A system that captures a variation at the moment it happens, in thirty seconds, on your phone, with a photo and a price, is not clever technology. It is just a thing that exists so the conversation happens at the right time instead of at the end.

Most firms I have worked with are losing more here than anywhere else in the business.

The enquiries that arrive while you are on the tools

Your phone rings all day and you cannot answer it. Someone rings three builders, you are number two, and by the time you ring back at six the job has gone.

Something that answers immediately, tells them what you do and where you cover, asks what the job is and roughly when they want it, and then sends you the details, means you ring back knowing whether it is worth ringing back at all.

That matters more in construction than most trades, because the range is so wide. A loft conversion and a leaking gutter both arrive as a missed call.

What I would leave alone

Anything involving site photos and progress reporting. Sounds useful. Almost never gets used, because it needs somebody to do something extra on site, and nobody on a site does anything extra.

Scheduling tools that need everyone to keep them updated. Your lads will not. Mine did not either. A system that depends on someone tapping a screen after a wet day is a system that lasts three weeks.

Anything sold to you as a platform. If it has a monthly fee with tiers and a dashboard, it was built for a firm with an office manager. You are paying to keep features you never touch.

The order I would do it in

Quotes first, because that is where jobs are won and lost. Variations second, because that is where the margin leaks. Missed enquiries third, unless you already know you are losing a lot of them, in which case swap them round.

Do not do all three at once. Do one, use it for six weeks, and see whether you are genuinely doing less of that job. That principle applies to any business and I set it out properly in what to automate first in a small business.

The honest bit

A lot of construction firms do not need any of this. If you have got a good office person who runs the quoting and nothing is falling through, spend the money on something else and I will tell you that on the phone.

The firms it genuinely changes are the ones where the owner is still doing the pricing at eleven at night after a full day on site. If that is you, the first thing worth fixing is obvious, and it is not a drone.
